Wow I am also a former Real Estate agent.
You are right about it all. The National Association of REALTORS, the Scottsdale Branch I belonged was run by a group of useless assholes with their friggin hands out for money. Like everyone else in the business. Brokers are the worse. The consumer is being shafted and they are too damn dumb to realize it. I prey for the opportunity when I sell my house with my knowledge of Real Estate. They will pay then I tell you. 

Elaine Richardson is a disgrace as the Arizona Real Estate Commissioner.
The new Arizona State Motto should be, "Sue Your REALTOR."

Had a bad experience with John Hall and Associates in Phoenix. Everything from the listing through the Title Company went bad. The Arizona Dept. of Real Estate was useless they did nothing. The agent is still there, the Broker is still there, and the bullshit they tell their clients is still there. I am thinking of suing their butts.

Now I am selling it myself (they call them FSBOs). Spent time researching and learning to do things myself. Read the John Hall & Associates of Phoenix AZ bad ones, my wife and I both bought a new home from a builder using a John Hall agent, what a friggin joke. He got a good commission and did nothing for us. Every time we asked him to do something with the builder he was too busy or just said, "That's the way it is, builders do what they want to.” What a loser this putz was. Unfortunately we ended up being the loser. Well here's a message for everyone thinking of buying a NEW Home from a builder, call first, ask if they give Realtors a commission, buy it yourself without the agent, tell the builder to give you the commission in a form of a discount.

My story, it's one of millions.

Had my home listed with Realty Execs for 3-months.

The agent did little or nothing.
I had about five people go through the home.

The Realty Execs agent was useless they did nothing for me.

After that 3-month downtime caused by the Real Estate listing agreement,
I did it myself; it's called a FSBO (for sale by owner).

The home SOLD in 5-weeks without the help of any damn Realtor.

FSBOs rule.

Realtors Suck.

That’s my story.

First of all I like this BLOG site.

Can't say anything about Arizona but I can tell you Real Estate Agents / Brokers, and the California Association of REALTORS all suck big time.

They are useless as a boob job on a 90-year-old grandmother.

Doing a Real Estate transaction with a California Realtor is like jumping into a pit of venomous snakes. You know you’re going to get bit but you don’t know if you are going to survive.

I don't know what all the fuss is about. I have had many great experiences with Realtors. They have helped me to buy and sell many homes with great success. I always walked away very happy. Their commission was always reasonable (they are willing to negotiate, just ask). They need to get something. They are doing all the marketing and legwork. Sold all my homes in record time and bought new ones for a great price...all with Realtors. 


Maybe others have had a bad experience because there home was over priced and didn't show well.
That has nothing to do with the Realtor.

I used a Realtor when I bought my new home in Orlando Florida. I thought I had jumped into a pool full of alligators. Never have I seen so many stupid people as there were in this transaction. My Real Estate Agent (a woman) and the builder’s agent (another woman) didn’t know crapola about construction, home layout, options, contract addendums, etc. etc. My wife, generally a mild easy going sensible person even said they acted like two dumb ass hillbillies. Hey Mr. Real Estate Consumer Advocate:
Just found your BLOG Site on Google.

I did the Arizona School of Real Estate in Scottsdale about a year ago, and got my Real Estate license. Anyone who has had a license longer than 30 days knows the following:

1) The industry is full of Jackasses. I have never met so many incompetent people anywhere in my life as REALTORS.

2) The National Association of REALTORS (NAR) and all its useless affiliates like the Scottsdale Association of Realtors is a perpetuating con game to bilk money out of Real Estate Agents for no purpose. Unfortunately without joining some local organization you cannot get access to the MLS, a necessity for all REALTORS.

3) I too agree that Brokers and Brokerage agencies are useless. The 100 percent companies are no better.

4) As for Elaine Richardson, she spoke before a group of REALTORS. I was there. She is the queen of the Jackasses. That is the most narrow minded arrogant woman I have ever had the displeasure to encounter. She thinks ever Real Estate Agent works for her and should bow to ridiculous stupid rules that benefit only Brokers and hurt the buyer and seller.


I am glad you have spoken up. It is a shame more REALTORS don’t insist on getting rid of Elaine Richardson and doing away with Brokers altogether.

First of all it appears to me you have some grudge against the Dept. of Real Estate, whether justified or not is no reason to take it out on every REALTOR is America.

Second, concerning the comment about Arizona Paradise Realty. I am a REALTOR myself. Arizona Paradise Realty is the reason people like you create Blogs this.
He abuses craigslist with multiple postings, he is arrogant, he sends out nasty emails or post-unwarranted comments to craigslist about other REALTORS.
This broker should have his license suspended.

Here is my story for what it’s worth.

I live in northeast Scottsdale.

In trying to sell my home, I first listed it with RE/MAX for 3-months. Had one potential buyer. Never saw my agent after the listing.

Next I tried Realty Execs. Same, 3-month listing agreement, this time two potential buyers. Saw the Real Estate agent 3 times, lots of excuses, but no performance.

Finally after wasting 6 months with Realtors, I reluctantly did a FSBO (4 sale by owner). It took me another 4 months but I finally sold it myself. Paid no commissions, had no excuses, all went fairly well, no B….; well you get the idea.

Just been perusing craigslist for phoenix Real Estate. 

People inundate you with so much useless nonsense and sales pitches.


First there is all those stupid mortgage offers, they don’t even belong on this page. Please get a reality check they have a category for your kind. Plus many of these mortgage types repeat themselves over and over.


Next, there is that idiot broker (guy) of Arizona Paradise Realty and the many listings he posts every damn day. Look you turkey, you are hurting yourself. We get it, you’re a Realtor, and a bad one at that. How many times do you think the consumer needs to be reminded about you? Go take some serious courses one on ‘How to Market’ and another one on how to ‘Deal with People.’


Finally, I find the worst offender and most offensive is those false ads that lead to a website page for the ‘Holmes Team’ a.k.a. Arizona Home Shop to get that info. I went there, forget about it. It’s a personified con game! Nothing. NO info, just one of those stupid forms to fill out with all your personal details.


Mr. Jack at least you are honest, you are not trying to sell us anything under false pretense. I for one appreciate it.

The Real Estate industry is going through some massive changes lately. Information is becoming more available to the public and consumers are able to look at listings with or without the help of an agent. It's leading to more blended sales, where FSBOs and a la carte pricing are involved.

Traditional Real Estate Agents are very unhappy with this new pricing model, and some are striking back. The New Hampshire Association of Realtors is going after an organization that helps people get discounts called "I Sold My House.” Realtors are claiming that the group is acting as an unlicensed Realtor. But in doing so, the Realtors are helping spread publicity about this organization. Real Estate Agents are simply scared of new technologies and changes. In a free market, you should have the choice of doing business with who you want the way you want.

My Real Estate transaction had a lot more downs than ups. In fact my agent was a total Jackass. We had several heated discussions, but they were all after we signed the purchase contract and gave the seller a deposit. 
My son was still eating baby food and my wife had just fed him before we walked into the Title Company. I new my Realtor would be there, so I was roughhousing with the baby. 
When the Real Estate agent walked in I shook the agents hand and said, “Well despite our differences it appears we will get out dream home after all.” 
I asked the agent to hold the baby while we signed the documents ….
Yes, you guessed it, that son of mine puke all over that agent.

Damn revenge is so sweet.

Been reading lots of Blogs about Real Estate over the last few weeks. Have commented on a few. I’ve been a REALTOR in Massachusetts for nearly 15 years. It appears your problems lie in a bad Real Estate Commissioner. We don’t tolerate that nonsense here. You mess up, violate the rules, or law you lose your license. I am sorry that many feel ill will towards REALTORS. This business is not for everyone. Many get in thinking they will get rich fast. Unfortunately they give us all a bad name.

I see lots of people are talking about their Real Estate experiences. Let me just say that this is probably the biggest investment most of us will every make. 

I, like so many others, trusted my Realtor, that useless shit led me down that preverbal primrose path by suggesting I use a Mortgage Broker. Mortgage Brokers are true scam artist.
This un-flushed poop turd charged me 1% of my mortgage loan amount. I found out later I could have not only saved the 1% but have saved substantially on the loan interest rate as well. I had 20 percent down. So remember Trust No One, especially anyone with your money.

Look the reason that both Lawyers and Realtors get away with the shit they do, are able to cheat the public, and not be held accountable is because they police themselves.

An independent arbitration board by registered U.S. Voters (citizens) with no criminal record should be selected at random (say a 3-member panel) the same way you select a jury but only those 3 show up, not 200 to pick from.

They hear both sides of the story (argument), and if the Realtor (plus their Broker), or the Lawyer is found at fault they lose their license for one year.

Sorry I am not a funny guy although many of the entries on this Blog even defamatory to my profession, are in fact humorous. But I have been a REALTOR in California and Arizona for many years.

It appears to me you have issues with at least two Brokerage Firms, plus The National Association of REALTORS, and the Arizona Real Estate Commissioner.

These issues however, if you think it through, then should not cast aspirations upon the whole Real Estate industry.

As for Elaine Richardson, you have all ready said it yourself, she is a bureaucrat, useless as she may be, and I agree is she one of the worse I have seen as a Real Estate Commissioner, you have too deal with it, as in learn to live with it or get out of the business.

Unfortunately the recent nationwide Real Estate boom, now in a serious decline for the housing market will thin out the people who jumped in to make a fast buck, this will include Brokers because many are having problems staying afloat.
 As for your consumer suggestions, many are valid, and I do believe that if someone truly believes they have been swindled or cheated they should pursue it through legal action.

Real Estate like all businesses and professions have good and bad. I don’t want the bad ones anymore than you or your Blog posters do.

Finished that stupid boring useless Real Estate course at the Arizona School of Real Estate. All the instructors talk like they have a mouth full of cotton, and make about as much sense as a drunk calling out train arrivals and departures at New York’s Grand Central Station. They take your money and later you find out they’re rubberstamping these people through like a dripping faucet. There are over 72,000 REALTORS in Arizona, most of who are in the Phoenix Valley, so don’t waste your money. Unfortunately, I didn’t see this BLOG until after I competed the course and spent my money. Then of course the Idiots that have so well been pointed out at the Arizona Dept. of Real Estate, headed by a total moron and useless bureaucrat named Elaine Richardson, takes more of my money … then it’s the NAR, MLS, TEMPO, and lets not forget the lowest of life, the Real Estate Broker (company I/You go to work for as a Real Estate Agent). This has been one hell of an experience. What I have learned is enough to be able to sue the crap out of every Real Estate Agent, Broker, Builder, and Title Company that farts the wrong way in any transaction I am ever involved in!

They keep stealing my damn for sale by owner signs!!
I'm sorry if my home for sale is competing with your 3% commission but earn it the fair way! Don't steal my friggin 4-sale signs! I've bought at least 12 by now and its getting a little ridiculous. There are 3 open houses in my neighborhood today and wouldn't you know that my signs that were there yesterday, suddenly disappeared this morning. Coincidence? I think not. And a couple weeks ago, I had a sign that I duct taped to a huge rock (white trash, I know, I admit it, but the ground was like cement :)
I drove by one morning and it was gone. The sign AND THE ROCK!!! They had to steal the entire rock to get the sign!!
Pathetic!!!
If Realtors were smart, they would realize that I am willing to pay a 3% commission to a Realtor if they have a buyer that buys my house. Therefore, they have more options for their clients if they want to buy in this neighborhood, and they will get paid!


No wonder why the statistics show that only 2% of homes are sold FSBO.
Because friggin Realtors won't allow people to market their own homes! They want them to think they can't do it on their own!


I apologize for my hatred (at the moment) for Realtors but honestly, come on.

Personally, I think there ought to be a set fee for all Real Estate transactions regardless of the property transaction sales price.

This should be uniform nation wide.

It does not take any more effort to sell a $250,000 home than a $750,000 one, etc.

A fair price would be $3,000 paid equally by the seller and buyer.

I do agree that we need to get rid of Real Estate Brokers, and allow the agents to act totally independently of one another and any entity or outside influence.

Once a Realtor has contacted an owner or owners (sellers), as the BUYER just go around them. Go directly to the seller and make an offer yourself. I have done it. There isn't one damn thing they can do about it. 

Whatever you do, NEVER sign a buyers agreement. It's called a Buyer / Broker Agreement. 


Remember, after all, Realtors just want to help you, at least that's what they claim. 


Real Estate Contracts are so easy, a caveman could do them.

Average home prices in Loudon County, Virginia, 35 miles outside of the nations capitol, fell roughly 11 percent in 2006, according to the Northern Virginia Association of Realtors. By contrast, Virginia's Arlington County, which hugs DC, saw a price decline of only about 2 percent.
It's been hard for sellers to comprehend, the news that your home is worth $100,000 less than it was a year and a half ago.

Let me tell you about my Realtor experience:
I was looking for a home so I called several Real Estate Companies. After thoroughly explaining what I was looking for and my price range, here is what I personally encountered (yes, I used several companies):

> 1 idiot-savant

> 2 complete morons

> 1 bitch with a cell phone addiction

> 1 blabbering nitwit

> 1 maniac driver

> 1 troll with a swimming pool fetish

The results were as follows:

>> 3-houses that weren’t even close to what I described or wanted.

>> 1-house way over priced, even according to comps of other homes that sold in the same neighborhood.

>> 1-Real Estate agent that was so persistent about one particular home they gave me a headache.

>> 2-houses in neighborhoods I wouldn’t let my worse enemy live in. Just driving through them made me have a desire to run out and buy a firearm.

>> I was showed 2 condos. Look you idiots condos are not homes.

>> A fixer upper, so she told me after we got there. It was more like a structure that was condemned.

>> A house on all electric heat. Right this Realtor shit is in fantasyland.

>> 2-homes on septic systems. These agents need to get a real job.

>> 1 home with no cable utility service. I specifically said I needed high speed Internet access, like these bozos listen.

>> 1 property that was a build-to-suit. I am wondering what part of I need to purchase a home and close in the next 45-days this mentally deficient putz didn’t understand.

>> 2 homes that had pets and smokers, when I specifically said my child is allergic to smoke and pet hair. The Realtor’s answer, you can get this cleaned top to bottom for under $300.

>> I saved this one for last – a house with mirrors on the ceiling in the master bedroom owned by 2 gay men.
Conclusion – I found a home by myself going to open houses in the area I wanted to live. Yes they all had Realtors representing the seller. I hired an attorney, my own inspection people, etc. I ended up with what I wanted and with a lot less hassle. The seller’s agent turned the transaction over to their Broker because my attorney was a bear. The transaction went smoothly, at least from my end.
Lesson Learned – As the old adage goes, ‘Want something done right, do it yourself.” I suppose Realtors have their places but for the common working mother (or couple) with limited time and means, it didn’t work out for me. Also you can bet when I sell this home it will be by a FSBO.

Arizona State Targets Mortgage Fraud Schemes:
A wave of mortgage fraud in the Valley has prompted state legislation that would define it as a crime punishable by up to 10 years in prison. A day after The Arizona Republic's special investigation into cash-back mortgage deals, Sen. Jay Tibshraeny of Chandler introduced a bill that would make mortgage fraud a felony. That’s right boys and girls Arizona again is behind that’s why all the so-called white collar criminals come here.
Cash-back deals are a newer form of mortgage fraud whose rapid spread in Arizona has alarmed regulators and Real Estate industry leaders. 
The fraud involves obtaining a mortgage for more than a home is worth and pocketing the extra money in cash. The deals inflate home values and can affect values across whole neighborhoods. Homeowners stuck with overpriced mortgages may never recover the difference. Ultimately, lenders end up with bad loans. All this can hurt the Arizona Real Estate market, the largest segment of the state economy. Several readers were alerted to the schemes when they saw homes sit unsold for months and their prices reduced. Then, as the housing market was slowing even more, those homes sold for tens of thousands of dollars more than the previous listed price. 
That is the No. 1 warning sign for cash-back deals, regulators say.

My first ever experience in buying a home was like trying to drive in a thick fog.
I finally realized it was all bull, took some charge myself, and hired a lawyer, which went with me at closing.
The seller, of course, got stuck for my Real Estate agent's fee and their listing agent.
I paid the lawyer directly from my pocket.
But once I had a Real Estate attorney involved everyone seemed to have a NEW kind of attitude, a good one, I might add.

Hire a Real Estate Attorney let them read everything before you sign it.
They are worth every damn penny I paid them.
On the other hand my Century 21 Real Estate Agent wasn't worth a sack of dead grass!

Cash-back scam 

The cash-back deal usually starts with buyers searching for a homeowner eager to sell. 


An example of how it works:
A homeowner lists the house for $300,000, but there are no offers. One day a buyer or Real Estate agent appears and offers $350,000, $50,000 above the asking price. The seller may keep the $300,000 asking price but has to give back the extra $50,000. Sometimes the seller is told the money is for renovations. In other cases, the seller is offered a share of the extra cash. 

When everyone agrees on the deal, an appraiser delivers an inflated appraisal that is used to obtain the $350,000 mortgage. On through the sale process, the fraud also may involve an escrow agent or Mortgage Broker who provides information and documents knowing the home is not worth the amount of the loan. Many cash-back sales are hidden from lenders by an addendum filed later or even marked secret. 

After the papers are signed, the extra cash is divided as planned. The lender and everyone else who checks the comp on that sale believe the home has a market value of $350,000. 

Some buyers who use the cash-back scam then use short-term financing to keep their payments low and pull the scam again by selling to another accomplice. Others choose simply to walk away and deal with having a foreclosure in their credit history, a blemish that is relatively easy to erase later. Some hope to make a final sale to another buyer who is unaware of the scam, leaving that person stuck paying the mortgage on an overpriced house. 

Last November, a cash-back buyer approached Brett Barry of Realty Executives at an open house in north Phoenix. The home had been reduced to $500,000. The potential buyer said he would pay full price but wanted to raise the sales price $40,000 or $50,000 and have the seller write him a check for that extra amount. "He wanted the money under the table after the deal closed," Barry said. "He said he had a lender with an appraiser who could make the deal happen." Barry knew the deal was bad but was obligated to present it to his clients, who also thought it was too fishy and passed. There are other warning signs for sellers facing possible cash-back deals: Handwritten offers with details buyers don't want in the contract. A buyer's request that the home be removed from any listing service so a lender can't track the original price. 

The fraud is in misrepresenting the value of the home to the lender. Buyers sign a standard loan document, Form 1003, which states: "We/I fully understand that it is a Federal crime punishable by fine or imprisonment to knowingly make false statements." And everyone involved in the deal who knew the value of the home was less than the mortgage is subject to prosecution. 

For starters, Mortgage Brokers, Real Estate agents and appraisers can lose their licenses. But everyone involved in mortgage fraud, including buyers and the sellers, can be fined and even sent to prison. 

There are many other forms of mortgage fraud, such as misrepresenting a buyer's true income, using false identification to buy or sell property, or obtaining loans for properties that don't exist. 

In older cities such as Detroit and Chicago, one popular scam involves buying distressed properties for little money, obtaining an inflated appraisal and immediately reselling the home to an accomplice and making off with the mortgage money.
Cash-back deals sweeping across America and especially in Arizona are a newer form of fraud that flourishes in hot markets such as Phoenix with recent run-ups in home prices. Regulators are afraid cash-back mortgage fraud is becoming much more widespread around the country.

If you want to blame someone for the poor housing market then Real Estate Companies and the morons they employ are totally to blame.


When you tact on a 6% commission you are inflating the actual housing (property) value. Thus when the bubble breaks which it has the last owner gets stuck with the inflated price.


2007 will be a very bad year for the housing industry.
Hell the CEO of DR Horton Homes said this year will ‘SUCK.’

Because of all the creative financing on housing loans like interest only and ARMS plus the inflated values of financing over 100% of the home value has created a financial nightmare.
This will have a rippling effect and a major recession is projected in September or October o this year.


If you own a home keep it.

If you’re planning to buy a home it’s a BUYERS market.

If you are sub prime or have bad credit forget it you are dead in the water.

If you have a credit score of 740 or higher you can set your own deal. Get a 30-year fixed rate. You should be able to get a reasonable rate at about 6.14% on a 30-year fixed mortgage.
The so-called great low interest rates are gone, so if you are waiting for a come back you could wait 5 to 8 years if ever.

The new home builders here also suck.

It is the same with subcontractors.

These assholes here know that the state government is useless and don’t enforce regulations.

In the last three months of 2006, lenders began foreclosure proceedings on about one out of every 200 mortgages, the highest rate on records dating back 37 years, according to the Mortgage Bankers Association.
Some 1.5 million homeowners will face foreclosure this year.
An American dream has become an American nightmare, according to commissioner at the Connecticut Department of Banking. Another example of a growing crisis in America of a stinking worthless bureaucrat not protecting the consumer.
PAYING For The American Housing Dream:

Many people accepted complex mortgages to buy homes that were probably out of reach, but deals such as 100-percent financing and adjustable-rate mortgages that initially carried low monthly payments encouraged excess, critics contend.
The quality of the loan has everything to do with this crisis, says Josh Nassar, vice president for federal affairs at the Center for Responsible Lending in Washington.
 Among the biggest culprits were the so-called "2-28" loans that offered low interest rates and payments for the first two years, but then spiked up. Many borrowers misunderstood the terms or thought they could refinance, and found themselves stuck with mortgages that they could no longer afford.
The worry that the true cost of chasing the American dream is adding up quickly. They say soaring foreclosure rates will rip apart lower-income communities where a disproportionate number of those loans were written.
Groups examined lending in six major cities including New York, Los Angeles and Chicago and found that black borrowers were 3.8 times more likely to receive higher-cost home loans than were white borrowers. Hispanic borrowers were 3.6 times more likely.
"There's a lot of pain that's occurring and will occur because home ownership was sold at too great a price," said Kevin Stein, associate director of the California Reinvestment Coalition, one of the agencies that worked on the study.
John Taylor, president and chief executive officer of the National Community Reinvestment Coalition, said foreclosure not only devastates the homeowner's credit rating, but also tends to lower the value of properties nearby.

"We're not anti-subprime. There's a role for them. They're important. But these exotic, nontraditional mortgages that are designed to strip wealth need to be eliminated," Taylor said.
He wants lenders to restructure loans to help people stay in their homes, and has called on the Bush administration and Congress to amend rules governing the Federal Housing Administration so that the agency could refinance subprime borrowers' loans that are in default.
For many, any changes would come too late.
One economic policy analyst says borrowers going through foreclosure had little chance of regaining the financial footing they would need to qualify for another loan.
This promise of home ownership starts to elude families that tried to buy a home, bought into a loan that they really couldn't afford, and once they foreclosed, the possibility of owning a home again is really, really limited.

I am glad to see someone has finally addressed this serious issue of Realtors causing the housing market to be over inflated with their bullshit 6% unwarranted commissions.
I applaud you, this BLOG is great.
I also like the posters here who have added and contributed Mortgage Brokers, which are the cause of the housing market crash and so many property repro's.

The two other key factors are:


1) Useless HOAs (Home Owner Associations) add unnecessary cost to monthly home owner expenses. These are caused by a combination of Idiot Builders; Stupid Politicians; Lazy City Workers; and Dumb Ass useless politically appointed Real Estate Commissioners like Elaine Richardson in Arizona, but every state has one!

2) Unnecessary High Property Taxes. Under NO circumstance should property tax ever exceed 1% of the appraised building value (no land included).

There is a house down the street from mine that has been on the market for at least 6 months. Almost every Sunday, they have an open house that no one attends.
 I live in an affluent part of East Mesa, and purchased my house in this area before the bubble. I didn’t pay a ridiculous price like so many did.
I was curious about the sales history of this house, so I did a zillow.com on it.
Yep! Purchased in 2005, at the height of the bubble.
Flippers!

I experience massive amounts of schadenfreude whenever I see this house. I hope the owners are starving in the streets, struggling to eat top ramen noodles.

I bought a DR Horton home early in 2004 shortly before the run up in prices. This has to be the most poorly constructed house ever. It's a no wonder they are so cheap comparatively speaking. The warranty department won't take care of crap.

Lending Company Underwriters!
WTF!
How is it possible that a person is pre-qualified to buy a house by a lender and then, 1 day before closing they ask for income verification, yet nothing has changed since day 1, and they suddenly are not qualified? We have a buyer on our house, set to close tomorrow, and then this! He's PRE-qualified and hasn't changed jobs, etc, and now the underwriter has decided that his income isn't enough??!! 
WTF?! They are the ones who told him how much he qualified for and we worked with him on the price to stay within budget. We’ve been in this for 3-weeks and now, at the 11th hour, this scumbag underwriter changes his/her mind? 
How is it that these people have so much power over people’s lives? We have to move too, and everything hinges on one lousy underwriter to doing their job, and they randomly change their mind? What a bunch of Frig-nuts!

Oh, the excuse I got from a 3rd party was that pre-qualified means nothing, it only counts when they are ‘Pre-Approved.’
So where the HELL was the dumb ass Realtor, why didn’t they get involved and keep shit from falling apart?
Thank GOD we are moving.

Add to this is a host of con artist and conmen that makes the drug gangs look like their standing in line for pre-school.

The experience of families like the Snearys show how the squeeze created by questionable lending can quickly be compounded by family economic crises, a lack of planning and knowledge, and the rapid shifts in a Real Estate market that once seemed unstoppable.
"You were set up to fail," one Real Estate agent told them. It's a sobering thought for anybody who shares the American dream. After all, it hits so close to home.
The new family has combined incomes around $55,000 a year.
They moved from rental to rental, aspiring to buy. 
There dream home cost $204,000. We thought we were getting a deal.
The agent said he'd find them a mortgage, no money down. The Snearys say they never thought to shop around.
More than two years and 100-plus homes later, agent Kent Widmar a Mortgage Broker claims he has no memory of the couple or the deal. But he knows his customers and sub prime loans are the only loans most can get.
The Snearys say they expected to borrow at a fixed rate of 6.5 percent. That would put monthly payments at about $1,290, a little more than rent.
But at the closing in August, all the numbers were higher. The Snearys were offered two loans, both from a Texas sub prime lender, Sebring Capital Partners. The first, for 90 percent of the purchase price, was at 8.31 percent, set to adjust after two years. The second, for the remainder, was at 13.69 percent.
The house would cost $1,623.80 a month to start and it was almost certain to rise.
Looking back, they'd asked more questions or considered walking out. But everything was in boxes, and they'd given notice. So they eyed each other nervously, and agreed to work more hours. Then, they signed the papers.

Today, many buyers find loans through a Mortgage Broker. Many of those loans certainly sub prime loans come not from local banks but from loan originators. These companies hold the loans briefly before reselling them, earning a profit and passing along the risk.

The mortgages are usually bought by a bank or Wall Street firm. Sometimes a loan servicing company, which pockets a fee for administering each mortgage, acts as a go-between. Then the loans are bundled and resold as securities to investors.

The new system works well in many ways, but the incentives driving the players are very different. The Mortgage Broker and loan originator, rather than being restrained by risk, pursue the profit that is the reward for generating new business. An enthusiastic Wall Street provides cash for yet more loans.

But the willingness to downplay the risk of sub prime loans turns a business of caution into a hedged bet. Often, buyers qualify for these loans only because they can afford payments at the introductory rate, without considering how they'll make good once the rate goes up.

While home prices kept rising, it hardly seemed a gamble. Lenders and investors embraced the high returns generated by such loans. For consumers with shaky credit, it was easier to buy a home, easy to refinance and easy to sell for a gain. Then the market turned and for many homeowners, the escape hatch slammed shut.

There will always be people who fall behind on loans. Now, owners in trouble are living in homes that may be worth substantially less than they owe. They can't sell or refinance. They are ensnared in loans whose costs keep rising. It is a vortex that's difficult to escape. Schloemer calls it "the perfect storm."



Conclusion – Congress promises to look into it. Hold hearing and do something. What hearings are needed you idiots. The problem is massive and could cause a serious recession. Wall Street has flagged this as a cash out problem with devastating ripple effects. Keep in the mind Wall Street is part of the problem. So what is this NEW Democratic controlled Congress doing? The answer is nothing. Congress (all politicians on both sides of the aisle) answer to powerful lobbyist like The National Association of Mortgage Lenders and the National Association of REALTORS both totally useless and driven by profits. 


Moral of Story – Trust no one including politicians and local, state, and federal agencies that are supposed to protect the consumer!

Now, not to disparage the hardworking commercial Realtors in BC, but perhaps Craigslist should charge for commercial postings here? Check out the number of postings greater than a million bucks. Now, that ain't mom and pop selling the house I growed up in, that's for sure. These folks are making a good profit on a sale, and should be kicking back some of that to support the site (which probably doesn't need it, or donate it to the Food Bank or some worth cause. It's tax-deductible, as y'all know). 

Just a thought (actually, more like a notion, because some Realtor will almost certainly flag this.


And why would someone flag this, I wonder? It seems fair comment. If you think so too, start flagging the postings of obviously commercial Real Estate sales give no indication of having paid for their advertising.

Call a few of them from off the CL Real Estate board and kick the tires on a house they are offering. It makes for some good fun to listen to there sales pitch. I just had a guy tell me there is no traffic in the morning leaving Maricopa, it's a quick straight shot right up to I-10. Last time I was out there at 7am it looked like a parking lot. 


Anyway, this guy was fairly high pressure as far telling me I should get in my car and drive right out there. Also, the house he owned was way overpriced.
So when you’re bored today, take 5 minutes of your time and waste theirs!

NEW YORK - Sheriff Leo McGuire presides over foreclosure auctions in Bergen County, New Jersey, where the bidding for a home reached $1.2 million last June a record for one of the wealthiest counties in the nation.

Homes sold on the auction block for as much as $852,000 this month more than quadruple the median home price in the United States. County officials believe they are close to setting another record soon.

In Troy, Michigan, credit counselors are seeing the face of foreclosure. While predominantly poor and minorities, increasingly are neither. Nowadays, homeowners holding professional careers with six-figure salaries regularly drop by her office. More and more they come from upscale Michigan communities such as Independence and Clarkston once the summer retreat for Henry Ford, founder of Ford Motor Co.

Because of the financing that was possible, so many people bought the bigger house, the million-dollar house with the bowling alley or the tennis court outside people across all income brackets are having financial hardship.

For those on the frontlines of the growing U.S. mortgage crisis, these are the early signs that the explosion of subprime loans made to mostly poorer borrowers is reaching higher ground. The damage is hitting homes financed through jumbo loans for more than $400,000 and so-called Alt-A loans that are a notch above subprime and a step below prime.

Americans already are facing foreclosure at a record pace, according to the Mortgage Bankers Association. Lenders started foreclosure actions against more than one in every 200 U.S. mortgage borrowers in the last quarter of 2006.
About 2.2 million foreclosures due to bad mortgage loans may cost U.S. homeowners $164 billion, mostly from lost home equity, according to the Center for Responsible Lending, a Durham, North Carolina-based research group.
In the last three months, the percentage of foreclosures for U.S. homes valued at more than $750,000 has climbed to 2.5 percent, the highest since early 2005, when RealtyTrac, a online marketplace for foreclosed properties, began tracking data. The overall rate of foreclosures also is on pace to increase by a third this year.

Everyone's looking at subprime. The rock they aren't looking under are the adjustable rate mortgages and teaser rates and low money-down loans claims a portfolio manager for Pacific Investment Management Co., the world's biggest bond manager. It's going to affect prime as well.

Newport Beach, California, with homes for more than $1 million in May last year after the property appreciated more than 20 percent in two years. California, with 3,384 foreclosures of higher-scale homes since December, is leading the nation, followed by Florida and New York, according to RealtyTrac. 
In February, the median price of existing homes, which represent 85 percent of the housing market, rose 0.9 percent to $212,800, according to the National Association of Realtors.


CDOs
The latest foreclosure data also may spell trouble for Wall Street, where pools of bonds may be susceptible to non-performing loans that underpin debt vehicles known as collateralized debt obligations.

CDOs group debt based on credit quality and are similar to mutual funds in packaging securities to help diversify risk. In CDOs, the strongest debt is at the top of the capital structure, helping to smooth out any drag on performance from weaker debt, such as subprime loans.
Just as more expensive homes are beginning to fall through the cracks, the fear is higher-rated bonds within CDO structures may be vulnerable.
The declining performance of subprime loans have resulted in CDOs losing about $20 billion in market value, according to investment bank Lehman Brothers.

UBS Securities said in a report last month that rising delinquencies may cause losses within some subprime mortgage bonds rated as high as the "A" category.


FRAUD-FUELED
At the Justice Center in Hackensack, New Jersey, on Friday, the wood-paneled room is filled with about 40 people and the auction is routine. The first property on the sales sheet lists a Korean homeowner with $509,000 of outstanding debt. There are no bidders. Deutche Bank, holder of the busted loan, buys the property with a quick $100 bid.
Sheriff McGuire calls the process "one of the most distasteful parts of my position." He places most of the blame on bankers who allowed questionable lending practices.
"This might not have happened if not for these new type of loans," McGuire said, minutes before the auction. The loans also have helped millions of Americans purchase new homes, he concedes.
"The banks took a chance on the future, and the homeowners took a chance so there's enough blame to go around," McGuire said. Still, "the banks and lenders have largely set them up for this downfall."
Adding to the grief, mortgage scams and con artists trying to take advantage of distressed homeowners abound, boosting foreclosure rates, county workers said.

"It's not the American Dream anymore," said Fran Napolitano, a county clerk in Hackensack. "It's 'who can I stab next."

In Detroit's suburbs, hit hard by the U.S. auto industry downturn and financial troubles at General Motors Corp. and Ford Motor Co., the story strikes home each day. It's sad. It's just an awful feeling. You hope that you can come up with a financial plan to help people remain in their homes, but sometimes it's not the best thing for them. These days, eight credit counseling sessions a day, 40 a week, remains full and is increasing. If they can't afford it, sometimes the best thing for them is to just walk away is now becoming standard advice.

I went out house hunting today, my intention was to see a few selected ‘Open Houses’ but as I was driving in Northeast Phoenix (Arizona) I stopped at a NEW subdivision being built by
Dr Horton Homes.


A Gated Community just off Union Hills west of Tatum.

There was this cute little blonde Real Estate agent, salesperson. I inquired about the homes, so she started the normal Q&A, which led me to the basics I would like. After a few minutes of giving me literature and pricing she gets around to …
Yep, there are NO more homes available here (sold out she said).
So she starts in about another subdivision just about a mile west of her … blah blah blah ….
It was more like several miles west and north, not gated, and the prices were the same.


This is why you dumb ass Builders are NOT selling homes.

First if the subdivision is sold out put up a friggin sign that says so, don’t waste my time with bullshit.

Next don’t try and sell me something further away and for more money with fewer amenities.

Gated communities in Phoenix / Scottsdale are in high demand and that raises the price of the home about 15,000 to 20,000 dollars.

You don’t sell something at the same price further out without a gated community.

Finally stop hiring these useless sales “pitch’ Realtors that are clueless about the friggin market and try and sell you something you aren’t interested in.

This girl was about as bright as a burned out light bulb and as about as useful.

To that poor guy who bought the Centex Home in Encantobella (Phoenix Arizona). 
My uncle also bought there. 
According to him, the transaction was full of untruths and misguided information.

An example was Mimosa would tell a prospective buyers that the front yard landscaping was included in the HOA fees. Total bullshit. Once the buyer found out, the transaction was ready to close, so most went through with it anyway.

Searching the Internet, typed in Centex Homes, this Blog popped up.


I would like to add, Centex Screwed me.

I bought a Centex Home, lots of options and extras.

Now after several years all my interior Cabling -CAT 5 Structured Wiring is bad.

The cost to replace it, $5,000.


Where do they get these friggin Security / Structured Wiring contractors?

The cable was bad when they put it in.

Normally these cables (if not exposed to sunlight) will last 15 to 20 years, I got 4 years.

Mine is crumbling like rotten wood.


Never buy a home from CENTEX BUILDERS


Centex Sucks.

Anthem is located just north of Phoenix Arizona on I-17. It has created a nightmare for traffic, the homes are plagued with structural problems because of bad soils, the walls and foundations are cracking, the builder / developer sold out and the entire community SUCKS. 


If moving to Arizona, don't buy a home in Anthem. 


If you hear the name Del Webb, run like hell and fire your Realtor for even suggesting any home built by these assholes.

I have to admit, there construction quality and ethics would be POOR by Third World Country Standards.


The contractor Nicholas Homes uses for their cabling contractor (structured wiring they call it - phone, satellite, cable TV, security, etc.) are absolute morons, low grade nitwit idiots. 

Nothing is in the right place, most of the shit doesn't work, we have decided to attempt to rip it all out and hire a professional.
Don't ever buy a home from Nicholas Home Builders. 

In fact don't buy a home in Casa Grande Arizona.

DO NOT MOVE HERE!!!!

We are from Chicago and I hate Phoenix. Everything is at least 20 minutes away from anywhere. The cops do nothing but set speed traps. They are more killings and kidnappings here than I have ever seen in Chicago. People don't know how to drive in this town. There are at least 5 - 7 accidents every morning and another 5 - 7 in evening rush hour traffic. A lot of these are fatal. Yes the weather is great but if I could move back to Chi Town I would. Drugs and Crime are so rampant and prevalent here, it's nuts. If you like to go out, FORGET IT!!!!! There are no good lounges and the town rolls up at 2am. Last call is 1:30. Customer service sucks here as well. Nobody gives a shit if your A/C shuts down and your house is 100 degrees inside. A service tech says they will be out to look at it and then often never show up. And this is with any type of service or repair. There are stupid election signs and Real Estate 4 Sale Signs everywhere. This is also the SCAM capitol of the USA. If anything, just vacation here during the winter. Chicago is a great city and offers so many things to do year round. Don't throw away the greatest city in the USA to move to this Mexican infested drug smuggling hot ass oven.


Oh, yes and the Realtors here are the dumbest bunch of unprofessional sales talking scum you will ever meet.

I also bought a Centex Home in Johnson Ranch (East Phoenix Valley) and I am having all kinds of problems.


The after purchase Centex Service Warranty people are just so so but the issue is you shouldn't have any major problems with a NEW home.
That's why people buy NEW.


If I friggin wanted problems, I could have bought a used home, for less money, and wouldn't have had to wait to get it built.


CENTEX HOME Builders Suck !

Johnson Ranch area sucks, getting in and out of there is a nightmare. Traffic is a real bitch. No planning, poor roads, bad construction, and problems with utilities.

Hello Jack,

Typed in Centex Homes, Phoenix ARIZONA on the search and your BLOG popped up.


Cox Communication (the TV Cable, Internet, and Telephone supplier here) was just at my house in Encantobella (located in Northeast Phoenix), they told me the same thing, all the cables installed by the builder, Centex Homes, are bad and must be replaced.


Now I have to replace them.


I am not the original homeowner. In fact this house is about 5-years old and I think I am the 3rd owner.


To make things worse, this is what is referred to as a Cox Only Community.
So I can't even switch over to DSL because there is no service here.


In addition, the structure of the home makes it impossible to install a Direct TV Satellite Dish. It has to be put on a pole in my backyard. Who the hell wants a pole in the middle of their yard and a hole drilled in the side of their house for sat cable?


CENTEX Homes - You suck.

I also hope you go bankrupt, real soon.

I recently purchased a DR Horton Home in Townsend Delaware January 2007.

It was a spec home.

There were a lot of problems on the initial walk through and punch list like a roof leak. My common sense should have been keener that day and I should have walked away but I didn't.

Now I am regretting every moment of owning a DR Horton Home.

I put down $20,000 on a Toll Brother's house in April'06. At the time the house was selling for $777K. The house isn't expected to be completed until summer 2007. 

A month after I put down the deposit they dropped the price for the same model to $734K. 


I called their sales office and at least 2 employees promised me that they would reduce my price to the same. After calling and calling for about 6 weeks, they came back and said that I would get a credit of the difference for options and upgrades, but only if I used their mortgage bank TBI.
I kept asking for this in writing, but never got anything.
6 weeks later they gave me an offer of upgrades, that was only equal to about 65% of the difference, even though they have a have huge margins on options and upgrades, therefore it really only cost them about 30% of the difference in the price.
After this I backed out of the deal. 


Toll Brothers verbally promised me that I would get my deposit back. However, after a month, the project manager called me to tell me I would get nothing.
The whole experience has been horrible.
Toll Brothers have lied over and over and now they want to keep a deposit on a house that doesn't even have a brick laid yet.
Talk about feeling ripped off. 


NEVER BUY FROM TOLL BROTHERS.

If a REALTOR is showing signs of wanting more than 1% or whining just LOCK THEM UP for a few days for a good Psychological evaluation.
You cannot do an effective psychological evaluation in just a couple of hours.
When the Realtor realizes he/she is not going to go anywhere for a few days you'd be surprised how their attitude about screwing their Sellers or Buyers will start to change and they will either get out of the business or charge a realistic commission of just 1%.

As reported on CNN today the Real Estate Housing Market nationwide has taking another turn downward. There are a record number of homes on the Market for sale and it is a buyer’s market coast to coast. Once the middle of summer arrives, many Seller’s will be even worse off because they will have to sell and move to get into another home before school starts again in September in most parts of the country. Most experts now believe the first week of August 2007 will be a bust for seller’s and a boom for buyers. So if you can wait to buy, wait. It you can hold off selling for at least another 2-years hold off.
